  3. Review Documents: We will receive and review the draft contracts and other property documents, and request searches to make sure everything is legal and in order.
  4. Enquiries and Transfer Deed: We will make any necessary enquiries of the seller’s solicitor and draft the Transfer Deed, which is the document used to transfer ownership of the property.
  5. Review Mortgage Offer: We will review your Mortgage Offer and valuation, and raise any queries from your survey with the Seller’s Solicitor.
  6. Report on Title: Our team will send you our Report on Title, which is a summary of what we have found during our searches and enquiries.
  7. Signing Documents: We will send various property documents to you for signature, including the contract, transfer, and mortgage deed.
  8. Agree Completion Date: We will agree on a completion date – the date when you will formally purchase the property.
  9. Exchange Contracts: Once everything is finalized, we will exchange contracts and notify you that this has happened.
  10. Arrange Payments: We will arrange for all monies needed to be received from the lender and from you.
  11. Final Searches and Completion: We will carry out any final searches and complete the purchase process for you.
  12. Payment of SDLT/LTT and Registration: Finally, we will deal with the payment of SDLT/LTT (Stamp Duty Land Tax/ Land Transaction Tax) and apply for registration at the Land Registry to legally register you as the owner of the property.

  11. Pay Off Mortgages/Charges: We will pay off any outstanding charges or mortgages from the sale proceeds.
  12. Transfer Funds: Once all the payments have been made, we will transfer any remaining balance to your account.
